Thinking of Buying a Foreclosure Home ?

     There is a lot of talk about buying Sarasota real estate "foreclosure homes" in magazines, on TV infomercials and on Internet sites claiming you can either save or make a fortune.

     Some home buyers have a unrealistic vision of a foreclosure property -- an adorable little home, complete with a shady backyard and a white picket fence owned by a widow who just fell behind on her payments and has lost the home through no real fault of her own.  That scenario is generally far from reality.

     Occasionally, there really are foreclosure bargains in Sarasota Florida.  But not often.  If you're interested in foreclosures, understand that not all Sarasota foreclosure real estate is a bargain.  In fact, many are not.   Like any other auction process, sometimes potential buyers bid the price above what the item's value.  :Also, a low price, by itself, doesn't indicate a bargain.  That Sarasota real estate property may require costly repairs before it can be occupied or resold.

      Typically foreclosure auctions require you to meet strict rules. the following are common requirements:

  • No mortgage loan contingency is allowed
  • Sometimes only sealed bids may be accepted, Other times its an open auction

  • Your bid may need to be accompanied by a considerable earnest money deposit
  • The real estate property is purchased "as is", sometimes with no prior inspection
  • You may become involved in having to evict the current resident

     Still interested ?   If you are a "do-it-yourselfer" willing to invest your own time and money, a foreclosure home, particularly one that needs mostly cosmetic work, can be a good deal.  But know what you're getting into and have a professional Sarasota real estate professional experienced with foreclosure real estate purchases guiding you.
