Lakewood Ranch Retains its Top 10 Rank Among U.S. Master Planned Communities

Posted by on Monday, January 26th, 2015 at 2:38pm.

Lakewood Ranch  Lakewood Ranch on the edge of Sarasota on the Manatee County line is an award-winning master-planned community covering over 17,500 acres consisting now of 10 "villages," each with its own amenities and features.

Lakewood Ranch offers everything you need to enjoy life on Florida's  Sun Coast; beautiful homes, great schools, shopping, dining, a medical center, 54 holes of golf at the private Lakewood Ranch Golf & Country Club, another 18-hole course in Country Club East, plus the public 18-hole Legacy  Golf Club course. It also has an athletic/fitness center with tennis courts and pools, the Sarasota Polo Club, its own "Main Street" shopping & dining area with special events, concerts and festivals year-round, over 150 miles of sidewalks and trails and too many parks and lakes to count.  The privately-owned Premier Sports Campus at Lakewood Ranch includes 22 fields (8 lighted) on 140 acres currently supporting a wide variety of sporting events from soccer, lacrosse, flag football and field hockey to special Olympics events, rugby, archery and ultimate Frisbee.

According to two national surveys, Lakewood Ranch remains among the Top 10 master-planned communities in the U.S. and came in the Top 3 among such communities in Florida.  Most U.S. master-planned communities actually sold fewer homes in 2014 than 2013.  A survey by John Burns Real Estate Consulting showed that although 2014 sales in the Top 20 master-planned communities declined slightly in 2014, the  decline among them was considerably less severe than the 20%  decline experienced among all other U.S. communities and builders.  A survey by national housing consulting firm, RCLCO,  concluded that communities like Lakewood Ranch thrive even in down markets because today’s home buyers believe that master-planned communities are the best places to live.

Even as home sales dropped slightly, Lakewood Ranch builders still sold nearly 500 new homes in 2014. And, builder activity has is picking up as we enter 2015 in response to continued high demand for homes, particularly custom homes, in this very popular community.  The Burns survey demonstrated that although the number of new home sales was down in 2014, it was not for lack of demand, but rather due to builders' inability to deliver the number of new homes people wanted because of limited lot availability to build on and labor shortages.

Jimmy Stewart, VP of Sales for Lakewood Ranch developer Schroeder-Manatee Ranch Inc. (SMR), reported recently that Lakewood Ranch's continued ranking among the Top 10 master-planned communities was not a surprise.  He said, "Our Live, Work and Play concept continues to make us among the most popular communities nationally and in Florida."

Pat Neal of Neal Communities, a custom homes builder who calls Lakewood Ranch the "center of his universe," says the community is truly unique. "It is a complete community unlike other community I've built."  He added,  "Lakewood Ranch was planned not only to live and play but to work, shop and worship."  "Unique things about Lakewood Ranch," he added, "are that there are 14,000 jobs right within Lakewood Ranch, top-rated schools, a medical center, a constant flow to things to see and do and it's close to  I-75 so you can get to a Tampa Bay Buccaneers football or Lightning hockey game in less than an hour."  Another positive," he added, "is that "The Ranch” has active adults living here, as well as young professionals and families with kids of all ages.”

The Country Club, Country Club East and Lake Club “villages” are among the private, gated communities offering custom luxury homes in Lakewood Ranch.  The Country Club offers a stunning collection of custom homes from the $700’s to over $3 million built around the private 54-hole Lakewood Ranch Golf & Country Club course and Athletic Center. Similarly, The Lake Club offers homes by several custom builders, including London Bay, Arthur Rutenberg, John Cannon and Todd Johnston in a variety of architectural styles from French Country and Mediterranean to West Indies and English Manor homes.  Lake Club residences range from the $600’s to nearly $5 million.
