Many buyers relocating to Sarasota immediately focus on Lakewood Ranch, and for good reason. It offers newer homes, planned communities, trails, shopping, restaurants, medical facilities, and easy interstate access. But there is another group of neighborhoods that deserve attention, especially for buyers who want many of the same conveniences while staying a little closer to downtown Sarasota and the beaches.
The areas west of Interstate 75 surrounding the University Town Center corridor have quietly become one of the most practical and well-positioned parts of the Sarasota and Manatee County market.
Communities such as The Meadows, University Park, Palm-Aire, University Place, Mote Ranch, and nearby neighborhoods along University Parkway often appeal to buyers who like the Lakewood Ranch lifestyle but want a more established setting with mature landscaping and quicker access to Sarasota’s urban core.
One of the biggest advantages is location efficiency. Residents can easily reach downtown Sarasota, the cultural district, Sarasota-Bradenton International Airport, and Gulf beaches such as Lido Key and Siesta Key without needing to travel as far east as many parts of Lakewood Ranch. UTC itself has become a major regional destination with extensive shopping, dining, fitness studios, entertainment, and services centered around The Mall at University Town Center and surrounding retail districts.
These west-of-I-75 neighborhoods also tend to have a different feel than newer master-planned developments. Many homes sit beneath mature oak trees and established landscaping that would take decades to recreate in newer communities. Some buyers prefer that sense of permanence and character over newer but more uniform streetscapes.
Another overlooked advantage is flexibility. In these neighborhoods, buyers can often find a broader mix of property types and price points, from villas and maintenance-free condos to golf course homes and custom residences. Communities such as University Park Country Club and Palm-Aire Country Club offer golf and country club lifestyles, while areas like The Meadows combine walking trails, and green space.
For buyers who still want amenities similar to Lakewood Ranch, the area checks many of the same boxes. Nearby residents enjoy access to Nathan Benderson Park, extensive dining options, Mote Aquarium, medical offices, fitness centers, and year-round events. The UTC corridor has increasingly become its own lifestyle hub rather than simply a shopping district.
Traffic patterns are also part of the conversation. Some buyers appreciate being west of Interstate 75 because daily drives toward downtown, the airport, or the beaches can feel more direct. Others still prefer the newer construction and larger scale planning of Lakewood Ranch. There is no universal right answer, which is why comparing both sides of the interstate is valuable.
